terraces negotiate the steep perch overlooking richardson bay and angel island, hosting hot tub terrace, fire ring, and painter studio.
historic olive trees punctuate the hill, old tree ferns get framed in new window apertures, and a solid oak canopy is preserved and allowed to continue to cap the top of the property. new hampshire granite walls, steps, and cobbles by master stonemason jael lafemina.
